7 Tips for Decorating Your Child's Room

If you're not sure where to start or how best to tackle updating your child's bedroom, you're not alone. In a lot of families, the baby nursery takes a lot of planning and decorating time but there's often less thought and energy put into decorating the same child's room as they grow older.

It's common for baby toys and furniture like diaper disposals, rattles, pull toys and cribs to get removed, but other things often seem to stay around for quite a bit longer than the growing child might wish. For instance a wall paper border with prints more suitable for your baby or younger child's room, may not be as enjoyed by your now older child (or teen?!).

Here are a few tips to help you get started with decorating your child's room. The best part about this is that your child can help you do it this time around, unlike when they were yet to be born or an infant. So this can be a fun project you can do together!

1. Select a new color to paint the walls, a color that your child likes.
If you have a strong objection to it, though, negotiate with perhaps a lighter version of that color, or limiting their color choice to only one wall. (Or, encourage them to put up some nice posters and wall hangings to lessen their color's impact!)

2. Mood lighting! Kids of all ages enjoy mood lighting of one sort or another. Together, select either a night light, a small novelty lamp
with a low wattage bulb, or an interesting colored or black light
bulb lamp. Other lighting effects kids enjoy include disco lights, statues or flowers with light effects, and glow in the dark items.

3. Bedspreads. Get rid of baby blankets and exchange for favorite cartoon throws or bed covers. When they're teenagers, they might enjoy more sports or frilly, or even more adult taste bed
coverings.

4. Personalize something for their bureaus or their walls, with their
names and/or photographs. Photos can be made into a collage. Engraved names in stones or personalized acrostic poem name prints are fun kid's room additions. Acrostic poem name prints
make great keepsakes and can be updated every few years. They use the letters of your child's name to start off self-esteem enhancing phrases that tell about your child's unique traits, interests and characteristics at that stage of their life.

5. Create a comfort zone area in the room, for cuddling up cozy and reading. Think about using big pillows, plush or inflatable chairs, anything your child might enjoy to sit on and relaxing in. You'll also want to conveniently have some books placed within their arm's
reach. You might also want to place some music equipment by that area for them to enjoy. And if there's room, try to add an additional seating space for you to enjoy with them, reading or
listening to music with your child, or simply chatting together. If you have a teenager, they'll likely want to have another seating space for you or their friends to use.

6. Together with your child, agree upon a wall paper border that you can use to decorate their room with. This idea can be in addition to or used instead of painting their room. Adding or changing a wall paper border can be a very simple and quick way to change the look
and feel of your child's room.

7. And... here's an interesting idea my daughter suggested when I asked her for suggestions about decorating a child's room ... ( I simply had to share this intriguing idea with you!) She said, ell them to get an extra thick room door so you don't hear your kids fighting!

Can you tell that she shares her room with her sister and something about the noise level in their room at times?!

Hmmm... maybe she's got a good idea there after all!

The apple trees are laden with fruit, sweet and ripe. By the time
you arrive, they will be all gone. The orchard is steadfast,
however. Each year it produces - we are never in want. Like it,
your home will be steadfast and strong. You will feel safe here
and secure. There will be storms, as there are in the orchard but
they will pass and the sunshine of your familys love will warm
you once more. Time will take you by the hand and continue to
prepare you.

spray spritzed my face I heard a menacing challenge. Come with
us! Dare to be immortal! But the rocks stood fast and so did I.
In that moment of terrifying exuberance I have never felt more
alive.

You also will see and feel wondrous things. You will grow towards
these experiences as a flower grows towards the sun. Each one
will enrich and teach you. You will also know heartache. Loss and
sorrow which I will strive to ease but cannot. When such things
happen, my darling baby do not cocoon, thus shutting out the
world. Rather, let those who love you cry with you and share your
pain.

Healing will come, gently on wings of gossamer.

These feelings I express will eventually be familiar to you. You
will become a parent yourself and know and cherish and coo.

Most injuries to adults are caused by the adult not putting on the seatbelt in the correct way. And since seatbelts are not designed for children, but for adults, then the seatbelt will automatically be put on in the wrong way, putting the child at risk, and possible great risk in the event of a car accident.

All this is why you need a booster seat. These are seats which fit into a normal car seat, and allow the child to sit properly. They allow the seatbelt to be used properly, and they give support to a child?s body. This is essential if there were to be an accident.

So before you even contemplate taking your little one out for a ride in the car, think booster seat. It could be one of the best purchases you ever made for your child.

Even though a lot of kids are going back to school at public and private institutions that require uniforms, it?s easy to throw in a little personality with the right backpack.

From superhero to ballerina, urban sophisticate to artistic chic, the companies that make kids backpacks seem to be getting wiser to the looks kids want ? and subsequently have managed to put their collective finger on the pulse of ?The Backpack Generation.? And even though your kids might be wearing plaid skirts and knee-socks or navy trousers and white button-down shirts to school, their backpacks can still speak volumes about who they are ? and who they want to become.

The Young Ones

Being the mother of a 13-year-old boy and a 9-year-old girl, I?ve been through the kid years. Mine are now officially a teen ? and unofficially (though she certainly has the taste of) a tween. And what I?ve learned from shopping for my kids? backpacks in those formative years has gotten me through each back-to-school season as a hero.

First of all ? let your kids shop with you. Kids? backpacks are personal, and letting them have an active role in choosing them will help you avoid arguments and encourage them to stay organized all year long.

Secondly ? if you let your kids buy two different backpacks ? with different themes, colors and styles ? it will solve the backpack version of ?I have nothing to wear? (and it will give them one to use for toting their soccer, gymnastics or sleepover gear and one to use for books).

Lastly, when it comes to kids backpacks, durability is key. Don?t let your kid choose something that?s thin, flimsy and without support. Instead, redirect him or her to something that looks similar but will hold up for the entire year (otherwise you may end up spending a fortune on kids backpacks that simply aren?t up to snuff).

The Tween

With my daughter, the tween years promise to be difficult. Already she?s about as style-conscious as they come. So when it was time to go shopping for girls backpacks you can bet that pink ponies just weren?t going to cut it.

Fortunately, we found a middle ground that neither helped her look like she was trying to become the next hot MTV act, nor projected an image that was too sweet for her moody, artistic 9-year-old mind. And where we found these promising girls backpacks: stylish backpacks and product information, we poured over the site for hours and found just the bags she wanted ? and I wanted her to have. (We even managed to snap up a super-stylish rolling backpack from J World for all her art supplies.)

The Boy

Less style conscious than his little sister, but somewhat more into ?cool?. My skateboarding, punk-loving teenage son wanted a bag he could personalize with band patches and carry his board in (which is allowed at his school). So we did a search and settled on a black Zitteli with everything he wanted (and needed) in a bag. I also managed to talk him into getting a cool Timbuk2 bag for days he didn?t bring his board. And while we were on a roll, we found him the perfect rolling backpack for carting around all his soccer gear ? and keeping any remnants of his stinky cleats out of his school bags.

As with most things related to parenting, it just takes time and communication. And if you can manage to give a little, your kids will find bags that are functional and perfect for their personality ? and you get to be the hero that buys them!

Backgammon has been a popular game for many years. It is a game similar to checkers, however your strategy is the complete opposite. Backgammon instructions are easy to follow and anyone can play. The main goal of the game backgammon is for each of the players to get all of his or her game pieces onto the home board and then to find a way to get all the pieces off the board. The first player to achieve this is the winner of the game.

To start the game, figure out who will go first. You can roll the die for this and whoever gets the bigger number goes first. This is just the easiest way to determine who goes first, without any conflict.

Each player will get a turn to move his or her pieces. The players will first roll the dice before every move. You will move with whatever consists with the roll of the dice. If you roll a 4 and 3, then you will move seven slots. You can break the moves up between two game pieces. In other words, move one four spaces and the other piece three. You just have to make sure you move one game piece in accordance with the number on one of the die rolled. And the other piece in accordance with the other number rolled. It is really easy to learn.

If the same number would appear on both dice rolled, then the roller would be allowed double what the number is. For example, if you roll a 2-2, then the roller is allowed four moves instead of two. There are instructions in the game to remind of the hard plays and so you can refer back to when you need to.

You get a point by getting two or more of your game pieces on it. Once this occurs, the opponent cannot come to rest on that point when taking the combination of his dice.

There are different terms and circumstances that must be followed during the course of the game. When you are stuck on what to do, you can go back and look in the instructions to the game to figure it out. If you are playing for the first time and your opponent is a pro, then they can help you along and give you pointers throughout the game. Using the instructions seems to be the proper way to truly learn the game.

Home Sales Set Record for First Half of 2006

Resale housing activity in Canada?s major markets in the first six months of 2006 surpassed all previous records for the first half of any year, according to statistics released by The Canadian Real Estate Association. Sales activity remains on track to set a new annual record in 2006 even though further expected price increases and recent mortgage rate hikes will cause transactions to soften marginally in the second half of the year.

Actual (unadjusted) home sales via the Multiple Listing Service? (MLS?) in Canada?s major markets numbered 186,177 units in the first half of 2006 ? up 3.6 per cent from the previous record for first-half activity set in 2005.

Surging activity in Calgary and Edmonton remains the driving force behind the continuing strength of national residential sales activity. New records for resale housing activity for the first half of the year were set in a number of major markets including Calgary, Edmonton, Regina, Saskatoon, Winnipeg, London, Sudbury, Ottawa, Montreal and Quebec City.

Seasonally adjusted MLS? home sales in the second quarter of 2006 numbered 84,391 units ? down just slightly from the record levels posted over the past year. Actual (unadjusted) sales reached the second highest level on record for the second quarter period, and were less than 0.5 per cent below activity levels reached during the second quarter of last year.

Seasonally adjusted home sales activity eased by less than one per cent from the previous month to 28,185 units in June 2006. Monthly sales activity ebbed in Toronto, Edmonton, Halifax, and a number of other markets, which more than more than offset monthly gains in Calgary, Ottawa, Vancouver, Winnipeg, Montreal, and London.

Actual (unadjusted) MLS ? residential new listings totaled 308,923 units in the first half of 2006 ? a new record for the first six months of the year, and the highest level on record for any six month period. New listings were up by 4.6 per cent from the first half of last year. They were 2.3 per cent higher than the previous record set in the first half of 1990, which is the only other six-month period on record in which new listings topped 300,000 units.

There are no signs that new listings have peaked, as seasonally adjusted quarterly and monthly new listings reached their highest levels in more than 15 years. Driven by increases in Victoria and Montreal, seasonally adjusted new listings in the second quarter reached the highest level since the fourth quarter of 1990. A rebound in Calgary helped to push major market new listings to the highest monthly level since May 1991.

The major market MLS? residential average price at mid-year was up by 11.8 per cent compared to December of last year. It was also up by 12.2 per cent year-over-year in the second quarter, which tied with the second quarter of 2004 for the highest year-over-year price growth of any quarter in the past 15 years. The 6.8 per cent jump in price from the last quarter was also the highest quarterly increase since 1989. Average price in the second quarter of 2006 set new quarterly records in almost every major market in Canada.

The major market MLS? residential average price reached $304,328 in June ? up 11.8 per cent from the same month last year. Average price has posted double-digit year-over-year gains in every month during the first half of 2006, and reached the highest monthly level on record in June in Calgary, Edmonton, London, Montreal and Quebec City. Average price edged down slightly from the record levels reached in May 2006 in a number of other markets.

?With interest rates having peaked, strong employment and rising after-tax incomes will no doubt keep resale housing activity strong over the second half of the year,? said CREA Chief Economist Gregory Klump. ?The housing market is tightest in Alberta, where a sizzling job market is stoking buyer demand and fueling remarkable price increases.?

?The rise in new listings in Montreal and Toronto gives buyers in those centres a wider selection of homes to choose from, and will keep price increases in those markets below those for major markets in British Columbia and Alberta,? Klump noted.

The Role of Qualified Intermediary In A 1031 Like Kind Exchange

Exchanging is a creative method for marketing property. Section 1031 of the Internal Revenue Code (IRC) offers a golden opportunity to motivated real estate buyers to defer the capital gains tax liability associated with the sale of a business or investment asset. 1031 exchanges ensure maximum return on investments to people of all financial backgrounds. However, to qualify for 1031 like kind property exchange the transaction has to be done in accordance to the detailed rules, regulations and compliance issues set forth in the tax code.

Also known as a facilitator or exchange accommodator the Qualified Intermediary serves a critical function under the Internal Revenue Code. Choosing an Intermediary to facilitate the 1031 exchange is the first and most important step. The Qualified Intermediary should be a corporation that is in the full-time business of facilitating 1031 exchanges. The Internal Revenue Code requires that the person or entity serving as QI cannot be someone with whom the exchanger has had a business or family relationship prior to the transaction. It has to be an independent organization whose only contact with the exchanger is to serve him as a QI.

A Qualified Intermediary must be used to facilitate the 1031 Exchange Transaction. By definition a 1031 Qualified Intermediary is an independent and professional facilitator who receives the funds from the original sale and holds the funds until they are needed to purchase the new exchange property. The Qualified Intermediary then directly delivers the money to the closing agent who delivers the deed directly to the real estate investor.

The QI is responsible for performing the following activities in a 1031 Property Exchange:

? Acquiring the Relinquished Property from the taxpayer
? Transferring the Relinquished Property to the buyer
? Acquiring the Replacement Property from the seller and
? Transferring the Replacement Property to the taxpayer

The QI can perform all these without ever actually taking title to either of the properties. The QI is responsible for properly filling out the appropriate tax forms for the client. A QI typically provides three different documents: the exchange agreement, an assignment, and a notice. The exchange agreement is a contract between the client and the QI that sets out the rules, which must be followed in order to complete the 1031 exchange. The assignment of the sales contract to the QI must also be in place. This is because, theoretically, the QI steps into the client?s shoes and sells the property. The third document the QI provides is a notice to the party on the other side of the transaction advising that the transaction is a 1031 exchange. Real estate bubble talk seems to be the most prevalent question I'm asked by the national media, be it print, online, or TV. The problem is that the market national real estate is comprised of thousands of micro-markets and making a sweeping generalization about the status of residential real estate in the United States doesn't serve anyone. After all would these journalists want their own home price deflated based on some broad market hype? I don't think so. Here are some common questions with my response.

Is it a buyers market?

Nash: Buyers have more weight in the market then they have had in the last five years, but the market is balanced and doesn't favor either buyers or sellers.

Do you think there is excess inventory of unsold homes?

Nash: The supply of resale homes is certainly up and the number of new construction condos is staggering. Most markets have been vacillating between warm and cool in 2006, so I am waiting for the prospect of pent-up buyer demand to turn into sales before making any forecasts, which everyone is waiting for. It's not easy to read the market at this point in time.

What about 2007?

2007 should be a consistent year sales wise for real estate. People have to remember that housing is also shelter and does not exactly mirror the stock market. People need to live somewhere. Consumer confidence is on the rise, and with energy prices falling, home buyers that have stayed on the sidelines, should make a purchase in 2007.

What about the new Option ARM mortgages?

These mortgages are not so new, but being peddled today to home buyers that probably are over-borrowing if they need an Option ARM. Consumers should know that these loans include negative amortization, which is not in their short or long term financial interest.

Are incentives going to motivate buyers to sign contracts?

Nash: In new construction they are quite common, and do motivate buyers, but many buyers have told me for years that they feel incentives are factored into sales prices, or that prices are raised to include the price of the incentive. In existing homes, incentives are trying to break in to the process, but are being met by buyers with resistance. Most buyers want to cut to the chase and get the lowest price. One exception is flat-screen televisions, they can entice many buyers, especially men.

Seller concessions on resale homes appear to be the buzzword for 2006.

Nash: We are seeing home sellers be much more flexible in 2006 on repairing or crediting buyers for inspection issues. Also they are more likely to help with closing costs. But, they are not giving much on price.

Nash: The second week of December. It has some interesting new trends that are the result of the correcting market in 2006.

Breast Cancer Recurrence

One of the issues that every breast cancer survivor must deal with is the possibility of the cancer coming back. We call this a recurrence and even though rates of breast cancer recurrence are lower and survival rates much higher, there is still that chance that the breast cancer will come back after the initial occurrence and treatment. There are three ways in which breast cancer can recur.

The first type of recurrence is called a local recurrence. when cancer recurs locally, it will come back in the original breast area. This is because of a failure of the original treatment. Even when there is a mastectomy, a local recurrence can happen because it is impossible remove all the breast tissue, skin and fat from the area. If even one cancer cell remains after the initial treatment, a local recurrence can happen.

The second type of recurrence is regional in nature. By regional we mean that the cancer has come back outside of the original breast and lymph node area. This is considered to be more serious than a local recurrence, but not as serious as a distant recurrence. The areas in which regional spread of the disease occur include the chest muscles (pectoral), the lymph nodes surrounding the neck area, the internal breast lymph nodes in the breast bone and rib areas and in the lymph nodes above the collarbone. This type of recurrence is rare.

The third and most serious type of recurrence is called a distant recurrence. This is also referred to as a metastasis. The areas where distant spread can occur are most likely to occur are bone (25%), liver, brain, bone marrow, lungs or other organs. Sometimes this is referred to as metastatic disease or Stage IV breast cancer. The survival rate becomes much lower once metastasis occurs, with a life expectancy of 18 months on the average after discovering it.

Symptoms of metastatic breast cancer may include bone pain, shortness of breath, lack of appetite, weight loss (possible indication of liver metastases, neurological pain or weakness and headaches.

If you are a breast cancer survivor, you should be aware of the symptoms of metastatic spread. These symptoms can include bone pain (bone), weight loss (liver), loss of appetite (liver), headaches (brain), neurological pain or weakness (brain/spine) and shortness of breath (lungs). However, keep in mind that having one or more of these symptoms does not mean you should panic. A good rule of thumb is the hree week rule. If you have a pain or other symptom that lasts more than three week, see your doctor. If you have an unrelenting pain or constant pain, see a doctor. Cancer pain does not go away compared other types of pain which will come and go. Like back pain caused by muscle spasms and/or non-cancer related disc problem.

If you suspect you have a recurrence of breast cancer, see your doctor. They will schedule some diagnostic tests like a CAT scan, bone scan, or MRI to try to find the root of your symptoms. Usually surgery is not a treatment option, but there are many other treatments, like radiation and/or chemotherapy that could possibly put a recurring cancer back into remission. There are amazing advances in treatment being made all the time.

How to Prepare for a Medical Emergency

What do you do when a friend or relative has an unexpected medical emergency and you have to accompany them to the emergency room? If it is a serious medical problem, you will need to call the emergency services phone number 911 (in the U.S. and Canada) and be ready to provide important information about the person?s health.

You may need to give ambulance paramedics important health information. You may need to register the person at the emergency room and provide additional information, including insurance documentation. Doctors, nurses and medical staff will have questions to aid them in making critical decisions. In other words, someone needs to take charge and that someone may be you!

When we think of emergency preparedness, we usually think of food and water for an unexpected natural or man-made disaster. And if a serious medical emergency happens, we just call 911 and the medical staff will take care of everything else. But think again.

What if your loved one is alone and can?t speak to the medical staff? What if they are unconscious and unable to answer questions about their medical condition and you don?t know the answers? What if your child is at school and medical records are unavailable? You could be on a vacation, commuting, or even in a foreign country.

The answer is simple. Prepare an ?Emergency Document?. If you have a computer, type the information and print it. Save this document where it can easily be changed and reprinted when necessary. If you don?t have a computer, write it by hand. At the very least, include name, address, contact and insurance information, prescription medications and allergies. Make sure to include additional comments that are critical in an emergency situation.

Fold the ?Emergency Document?, put it an envelope and write ?IN CASE OF EMERGENCY? in big letters on the front. Put the envelope in your purse, wallet or child?s backpack. Keep it with you at all times so a medical attendant can retrieve the health information immediately.

If you are responsible for other people, then put the ?Emergency Documents? for yourself and the others in the same envelope. If you have a family, that might include you, your husband and children. Then give an envelope to every one in your family. You never know who needs to help the other!

If and when you go to the emergency room, do not leave your only copy with the first medical staff person you encounter. Either have the first person make additional copies for you or bring several copies with you. Usually you have to give the same information over and over again to every new nurse, doctor and technician that will be responsible for your emergency care! And make sure the correct information is on the patient?s wristband.

An ?Emergency Document? is another kind of health insurance. If a medical emergency does occur, you will be prepared to handle it calmly, quickly, and efficiently to aid in the medical care of yourself or a loved one.

Buying a home is one of the greatest investments you will ever make. The best -- and least stressful -- way to purchase a home is to be well educated throughout the process.

Before you even start looking for a house to buy, you need to review your financial situation. The best way to improve your credit score is to pay your bills on time. You can also pay off your credit card debt and hold off from applying for new credit to raise your score.

It is best to review your report to make sure it is accurate well in advance. It may take time to clear up any errors before you apply for a mortgage.

In today's real estate market, sellers like to work with buyers who are pre-approved for a mortgage. Existing Home Sales Fall In 2nd Quarter

Existing home sales fell in the second quarter of 2006, despite 20 states showing increases in sales activity.

According to the National Association of Realtors (NAR), the second quarter experienced a 7% decrease in sales, a seasonally-adjusted annual rate drop to 6.69 million units when compared to the second quarter of 2005, when a record 7.19 million units sold.

However, in the past year, several states have seen surprisingly strong increases in existing-home sales.

Alaska showed the largest quarterly rise in sales with a 48.6% increase in existing-home sales when compared to the second quarter of 2005.

Arkansas had the second strongest gain for the quarter, with resale pace increasing 17.9% from the previous year. Texas came in third with an 11.3% over the same period.

Twenty-eight states and Washington D.C. saw declines in sales.

NAR's chief economist, David Lereah, said that the two sets of market conditions are revealing a mixed market.

When you look at states with high housing costs or that have experienced a prolonged period of rapid price gains, you typically see slower home sales, said Lereah.

By contrast, states with moderately priced areas that have experienced healthy job creation are seeing sales gains -- the economic backdrop remains favorable for the housing market, which is helping home sales to level out.

All regional levels reported declines.

The South witnessed a decrease of 4.2% from one year ago. The West saw home sales fall 14.7%. The Midwest experienced a decline of 4.7%. The Northeast had sales decrease 5.2%.

NAR President Thomas M. Stevens suggests that borrowers take advantage of the decreasing interest rates currently seen.

This is good news for buyers who have been on the sidelines; now there is a window of opportunity in the market, said Stevens. In most of the country, buyers can take their time to make an informed decision. We advise buyers to consult a professional in negotiating the buying process, and to cautiously review mortgage options -- especially on non-traditional loan products.

Never use a hand-me-down or used car seat. Safety standards change and technology continually improves. Though it might be tempting to save a little money, your child's safety isn't worth the risk. Accept those clothing hand-me-downs, and purchase new car seat.

Find the right seat for your child's age and weight. There are several kinds of car seats on the market. Infant car seats or carriers often come with a detachable base. The base is fastened securely into the car with the seatbelt, and the carrier portion lifts out so you can take baby into the house or store. You can also purchase infant seats that clip right onto your stroller. Baby seats, for children over 20 lbs and one-year-old are larger and stay fastened into the car all the time. Booster seats can be used by children who are 4'9 and taller.

If you travel often, make sure the car seat is FAA approved for air travel. Your child is much safer in his car seat when traveling on the airplane - if you experience turbulence, he'll be safely buckled in.

Install the seat correctly. Infants up to 20 lbs, or under one year of age should always ride facing the rear. Make sure to follow the directions carefully for installation - many parents think they have their car seat installed properly, but haven't followed all directions. Replace car seats that have been involved in an auto accident. A moderate collision can compromise the safety of your child seat. The NHTSA considers a crash minor if all the following are true:

a. The vehicle could be driven away from the crash.

b. The vehicle door closest to the car safety seat was not damaged.

c. No one in the vehicle was injured.

d. The air bags did not go off.

e. You can't see any damage to the car safety seat.

Always install child seats in the back seat, especially if your car is equipped with air bags. An air bag is deadly to a small child, even if they are in a safety seat. Some vehicles, such as trucks that only have one row of seats, are equipped with an on/off switch for passenger air bags. In this case, turn off the airbag.

Consumer Reports Baby Monitors

There are two basic types of baby monitor: audio and video. Audio monitors operate within a selected radio frequency band to send sound from the baby's room to the receiver. Video monitors use a small wall- or table-mounted camera that transmits images to a TV-set-like monitor.

Still another way to keep tabs on baby is with movement sensors, under-the-mattress pads that alert you when his or her movement completely stops for more than 20 seconds. While some parents may find movement sensors reassuring, bear in mind that they're not medical devices and shouldn't be used in place of prescribed heart or breathing monitors to detect conditions such as sleep apnea. Nor should you rely on them to prevent sudden infant death syndrome, the cause of which is still unknown.

WHAT'S AVAILABLE

The major brands are BebeSounds/Unisar, Evenflo, First Years, Fisher-Price, Graco, Safety 1st , and SBC/Phillips.

Price Range: Baby monitors we tested ranged in price from $20 to $50 for audio monitors, up to $150 for audio/video monitors, and around $100 for movement sensors.

IMPORTANT FEATURES
A baby monitor's challenge is to transmit recognizable sound over a distance with minimal interference from other wireless devices. Here are some additional features to look for when buying a monitor:

Compact parent unit. The smallest parent units are about the size of a fat wallet. You can use the integral belt clip to free your hands, but the antenna may poke you.

Extra parent unit. This unit can stay in, say, your bedroom while the other is carried about the house.

Battery for the child unit. All of the child units we tested can be plugged into the wall for power, but four also can use either 9-volt, AAA, or AA alkaline batteries (not included). All the parent units have this option. The battery option is useful in the event of a power failure and also allows you to take the unit where there are no outlets, such as outdoors.

Rechargeable batteries included. This money-saving feature is provided with the parent unit of some models. You can buy rechargeable or alkaline batteries for the other parent units.

Low-battery indicator. A light or tone warns of the need to recharge or replace batteries in the parent unit. Some models also have indicators for the child unit.

The following features are nice but not necessary:

Intercom. Pushing a button and speaking into the parent unit lets you reassure your baby that you're on your way.

Video monitor. The Summer Infant monitor we tested has a video monitor, but its so-so picture quality limits its usefulness.

This feature works better in theory:

Finder feature. A model by The First Years promises to help you find a misplaced parent unit. Press a button on the child unit to make the parent unit beep. Unfortunately it doesn't work if the lost unit has been switched off.

HOW TO CHOOSE

Performance differences. More money gets you more extras, not necessarily greater safety and security for your child.

Recommendations. Test an audio baby monitor in the store to see how it fits in your hand and how it feels when you clip it on. Video monitors continue to be pretty pricey. If you buy one, you may discover that an audio monitor is all you really need. Also use the following tips and Consumer Reports' Ratings, available to ConsumerReports.org subscribers, to choose the best monitor for your needs.

Decide how much you want to monitor. The latest generation of baby monitors claims to allow the constant surveillance of baby's every whimper, breath, and movement. For some parents, that's reassuring. For others, such non-stop monitoring is nerve wracking. So keep in mind that a monitor isn't a must-have. If you live in a small house or apartment or feel as though you'd like a break when your baby's sleeping--which is legitimate--it's O.K. to go monitorless.

Consider your home and lifestyle. In many situations you may appreciate a monitor with sounds and lights so you can also see your baby's cries. If you'll be taking business calls during naptime, you may want to be able to turn the sound down very low and rely on the lights. A video monitor can also serve the same purpose, but it's very expensive and not very portable. Similarly, if you have a large house, you may want a monitor with two receivers rather than just one, although that can be a convenience in a small home as well. And, in general, look for monitors with features that make them easy to move about, such as a compact parent unit that clips onto your belt. (Try it on before buying, if possible; we found the antennas tend to poke the wearer.)

Choose between audio or audio/video. A good audio monitor will let you know whether your baby is awake or asleep, moving or stationary. Our tests showed only so-so picture quality from the one video monitor Consumer Reports rated. You can tell that your baby's eyes are open, for example, but you can't distinguish much detail.

Mind the frequency. None of the baby monitors Consumer Reports tested was immune from static. The closer your monitor's frequency is to that of another device the more likely you'll hear static or cross talk. You may reduce interference if your monitor lets you switch to a different channel within its frequency band, as do all the models Consumer Reports tested.

Consider your phone. Choose a monitor that operates in a different frequency band than your cordless phone. Most newer cordless phones are 2.4 gigahertz or 900 megahertz. If you have a 900 MHz cordless phone and a 900MHz monitor, they can interfere with each other.

Check the range. All the models Consumer Reports tested that claimed a signal-distance range met or exceeded it in our open-air test. Pick a model with an appropriate signal range for your home. Some home-construction materials, such as concrete and metal, can reduce the range, however.

Learn the return policy. Since you often can't test monitors before you buy them (there usually aren't display models available, and conditions in the store maybe very different from those in your home), learn the return policy of the store or Web site where you're buying or registering. You'll want to be able to take back a monitor in case you're unhappy with it for whatever reason. (Common problems include static and interference from cordless phones or answering machines, even the ambient sounds of an air conditioner or a neighbor's barking dog.)

Certification. Although as electrical products they're Underwriters Laboratories-listed, no specific certification program exists for these products. Of course, as equipment that generates, uses, and can radiate radio-frequency energy, baby monitors have to comply with Part 15 of the FCC rules within the US. That means that the device may not cause harmful interference and must accept any interference received, including interference that may cause undesired operation. A few models, amounting to about one million units, have been recalled in the late 90s and again in 2003. Problems have included faulty wiring that could pose a smoke and fire hazard as well as batteries that can rupture and irritate the skin.

It may not actually be the beginning of the end of America's real estate boom, but one of the first indications of a slowdown in the housing market is when homes begin to take longer to sell. Although the National Association of Realtors doesn't keep track of the nation's overall home marketing times, but there has been a dramatic rise in the number of homes on the market in the past six months. With the supply of available houses rising, buyers have more homes to choose from, and according to the laws of supply and demand, that means prices in many areas of the country may begin to come down.

Let's look at some areas of the country to examine trends. In Philadelphia, Pennsylvania, the average marketing time in June 2006 was 33 days. That amounts to an increase of ten days from a year ago. Although the number of sales has remained steady, there are more houses on the market--nearly twice as many, in fact, standing at 36,000 units, as opposed to 21,000 the previous year.

It has traditionally taken longer to sell a home in Nashville, Tennessee (an average of 65 days a year ago) but that figure has risen to 75 days in the current market. In Des Moines, Iowa, the average time on the market has increased from 75 to 82 days, and although prices haven't fallen, some developers have begun offering rebates and free upgrades to move their homes more quickly.

The figures are even more dramatic in some areas of the country that have been considered hot markets over the past few years. In Hanover, New Hampshire, for instance, which experienced double-digit annual price increases since 2000, the average time on the market has risen to 125 days. Such startling numbers are likely to begin affecting home prices in the near future.

In Napa, California, homes used to sell in two weeks or less, but the average home now sits on the market for 60-90 days. Although residents of the area don't seem concerned about Napa’s overall future, they may begin to see prices decline as homes continue to take longer to sell.

Other cities are also experiencing longer sales times. Sales time in Boston has risen from 52 to 58 days, Phoenix now takes about 60 days to sell homes that used to sell in less than two weeks, and Miami's on-market time has increased to nearly 40 days, up from 20 a short time ago.

The bottom line: with on-market times rising across the country, it's possible that home prices in many areas will begin to decrease. It also means that sellers will need to keep a closer eye on their local markets to make sure their homes are competitively priced if they want a quicker sale. As more and more homes begin to show up on the market, prices will eventually begin to soften. That's the way supply and demand works. But for now, our most recent real estate boom may be ending.

Commercial real estate investment property, Are you ready to move into this market?

A prime commercial real estate investment site was listed by a local agent in my area recently. It was a Salvation Army hall with a three bedroom brick house detached from the hall. The site was nearly ? of an acre right in the middle of the Central Business District of a regional town that is growing rapidly despite the slight down turn in the local economy.

The agent listing the property had printed up a glossy brochure with an aerial photograph of the CBD showing all the prominent buildings including McDonalds, all the major banks and supermarkets, Post Offices and government buildings. The pitch of the advertorial was the close proximity to all these major players.

The first think I started to thing about was the price the real estate investment property would bring. It was fronting the highway on a corner block. Also the agent had done a great job with the advertising of the site. I found out that a lot of the local developers were interested. So immediately I knew the owners would be firm on there asking price.

For me to buy this investment property, I would need a Joint Venture partner. I had been talking to a customer of mine who was keen on getting into some commercial property. Pete organized with a friend to do some figures on developing the site. This would give us an overall costing for the purchase price, the developing, consultants and closing costs.

The great thing about this deal was it had a long settlement. I would be keen to try and delay the settlement even longer. I would be happy to resell this real estate investment deal undeveloped if some one offered me a good price. I would have to put up 10% deposit to hold the property for up to nine months. Capital growth and high demand on developing the CBD area of town would ensure me of a nice return.

Real estate investment deals like this one are about. If you are prepared to take on the risks associated with them you will create wealth while you sleep. That is what excites me some much about real estate property investing.

Downturn in Home Ownership Can Be a Windfall to Savvy Investors

With the housing market beginning to cool and interest rates on the rise, this may be an excellent time for investors to buy rental properties. The combination of those two market factors, along with an increase in the number of folks looking for new housing, could spell big profits for savvy real estate investors.

In the second quarter of 2006, home ownership actually rose somewhat, to 68.7 percent (although it was up less than a half percentage point), but that figure is down more than a percentage point from the high point, which occurred in the second quarter of 2004 (69.2 percent). Although that rise may be good for real estate sellers, recent interest rates, coupled with a large increase in property values during the housing boom many areas of the country experienced over the last several years, have made it much more difficult for buyers to get into homes of their own.

What does that mean to investors? It means that even at during the peak of home ownership in 2004, more than 3 out of every 10 Americans still rented the houses in which they lived, and it appears as if that figure may increase. In the last week of July 2006, the Mortgage Bankers Association reported that applications for home loans had reached a four-year low. As an investor, those figures should spark your interest, because they indicate that more people are being forced to rent, whether they want to or not, until market factors adjust to make home ownership more feasible.

That fact was borne out in a recent survey by the National Multi Housing Council, which discovered that some 75 percent of apartment executives reported lower vacancy rates, higher rents, or both. In fact, the survey found that the Market Tightness Index, which is used to measure rental market conditions, increased to 85 in the second quarter of 2006, which was the highest number on record. Any number above 50 on that scale indicates improving market conditions for landlords, and it's been above 50 for 12 consecutive quarters. (The last time it was below 50 was July 2003.)

All of these factors offer a clear indication that owning rental properties makes more sense than it has in a long time, and that trend appears set to continue for some time to come. That conclusion was verified when a study by Harvard University identified a number of demographic forces that are combining to strengthen the rental housing market, especially echo boomers and second-generation Americans. The fact that investors are having to pay higher interest rates to buy rental properties has also translated into increased rents over the past few years.

With home buyers having more difficulty financing their dream homes, it appears as if the rental market will continue to strengthen for some time, at least until a market correction brings down home prices, which have been spiraling significantly over the past few years. As more and more people begin to look at renting as an option while they wait for that correction, savvy investors may be able to experience increased profits by adding more rentals to their inventory.
