My Friend's Big Surprise How He Can Buy Real Estate Property

My friend had a big revelation today, he can buy real estate investment property! I visited a friend today. He works in the info media industry, making and editing commercials for local councils and businesses. Wing is his name. He is very smart and switched on in his business. I sat there amazed and astounded at what Wing knows about his job and also computers in general. He was pulling up screens with ads and also video clips that he had just created. I was sitting there thinking ?Boy where did he learn all of this? I was in awe. I asked Wing where he lived. he replied, he lived in Box Hill, which is a very exclusive suburb. I asked if it was far from work, but Wing said it was only fifteen minutes drive. How good is that I thought! We started discussing a recent seminar we had both attended. I asked Wing if he had done anything or acted on any of the strategies from that seminar. He said he was waiting till his work slowed down a little so he could concentrate on one thing at once. My immediate reply was, that will never happen. Wing went on about how he had to finish six projects he was working on at the present time, and how he would have to work through the night to get one done that had been delayed. He had promised that company that he would get it done on time. This meant he would be an extremely busy for that entire period.

I asked Wing what was his fee for that intense amount of effort he would have to produce to achieve that result, all done by himself to I may ad. He said he was making around $120,000 a year working for himself. This included working seventy hours straight when needed. I was stunned he could produce a quality result working those long hours. He assured me he loved working under these conditions and it happened quite regularily. I thought what sort of life is that? Working through the night to get a project completed.

Wing did mention that he had paid over 80% of his mortgage on his own home. My radar went up immediately because he had mentioned that he was interested in buying real investment property to increase his wealth. What really rocked me here was I thought Wing knew everything regarding wealth creation and real estate investment property principles. What I learnt was he knew nothing about property investing. The worst part was he had all that equity in his own property to reinvest in other real estate investment properties. I explained to him how he could draw the equity out of his own home to fund the purchase of his first real estate investment property, and a few more as well. He was amazed. I was more amazed he did not know.

Then I thought to myself, if this does interest him, then he will follow up and learn the principles that you need to master it. I asked Wing for a piece of scrap paper so I could show him in layman?s terms how to buy a real estate investment property with the equity he already had in his?s own property. Wing was shocked at how easy it was to do this strategy. I assured him, people were already doing this, and this was how easy it was. The thing that rocked me was, people don?t understand what recources they have available to them to massively grow their wealth creation strategies.

I am sure Wing is now thinking more about his possibilities where he can grow his real estate investment portfolio. With his income, he will be able to produce some impressive results that will ensure he maintains a steady growth and combined with his increased knowledge base that will ensure his real estate investment property portfolio grows to suit his new found life style. If you manage to become a capable programmer, you can find countless opportunities in the computer gaming industry. Experienced programmers who have worked on several popular computer games can demand a large salary and have a big influence over the direction of a game.

Real Estate Are Interest Rates Damping the Market?

The Federal Reserve Bank has raised interest rates more than 15 times over the past two years, and Realtors are feeling the pinch. Home sales have slumped all over the nation, and blame is being placed squarely on interest rates.

In June Ben Bernanke, Federal Reserve Chairman said that core prices had increased 2 percent. No one except the Fed seems to think that we are in any danger of runaway inflation. The greater fear is that higher interest rates will lead to loan foreclosures as popular variable rate mortgages written in the past few years are repriced. Real estate agents and lenders are not the only ones affected by rising interest rates. Businesses that depend on borrowing will find their expenses climbing, which will lead to pay cuts, layoffs and pullbacks in operations if interest rates don?t level out.

Many young home buyers have opted for variable rate mortgages, betting that their incomes would increase before the interest rates on their homes. Rising rates will put many young families at risk of losing their homes. Americans place a high value on home ownership, believing it leads to stability in our society.

Some have cast blame on rising rents for fueling inflation, but the truth is, rents have been stagnant for years. Young families normally rent for a few years as they save for their first home, but in the past few years they have borrowed from relatives and used every creative financing trick in order to buy their first home while rates are low. This has left many landlords wringing their hands over empty apartments and rental homes. The predictable result was a lowering of the price of rental housing. Now that home sales have slowed, rental housing is filling up again, and landlords are cautiously making long overdue adjustments to rent.

Actually, inflation is not caused by any industry or market raising its prices. Inflation is a growth of the money supply caused by increased lending. The symptom of inflation is increased prices as too many dollars chase too few goods. The Federal Reserve controls the amount of currency in circulation by raising and lowering interest rates. When interest rates are low, business and consumer demand for loans increases, and banks ?create? new electronic money by making loans.

The Federal Reserve attempts to grow the money supply at a rate matched to the growth of the American economy, so that prices do not increase or decrease.

The current higher interest rates are having a damping effect on real estate sales today, but the low rates of the past are also reaching forward to affect sales today. That is because many buyers bought early to take advantage of low rates while they lasted. If home sales were the only consideration, the Fed would not have raised interest rates this far, this fast.

Real estate agents are optimistic that the current sales slump is just a temporary hiccup that will pass as the market adjusts to current conditions.

The British Love To Buy Property Abroad But Is This Really Set To Continue?

It?s a fact that Brits love the thought of moving abroad or owning a home overseas. All the indications point towards a continuing increase in Brits buying a property abroad. According to recent surveys overseas property investment is of interest to one in three future retirees in Britain. A study by Clerical Medical Insurance Company has also found that 49 per cent of those interviewed would be interested in living somewhere within Europe.

The lure of purchasing overseas property is steadily becoming stronger for British people, with gradually higher numbers expressing an ambition to move abroad. A survey, carried out for the BBC by ICM Research, found that the majority of the 1,000 people polled said they had considered emigrating. This is consistent with a study taken in 2003, however, the number of people hoping to buy overseas property in the near future has almost doubled.

So who are these Brits

Young people were found to be the most likely to want to emigrate, with reasons such as lower prices, nicer weather and a better quality of life the most attractive factors of life in a foreign country.

Turkey is also coming to the lead for real estate investments. With the a simple buying process, the number of homes owned by foreigners increased by two-hundred and fourteen percent between 2003 and 2005. While it is still considered to be new in the investors market, the potential for growth is great. Even after the prices have risen over the last couple of years, the fact is, homes in Turkey are affordable and you can purchase a two to three bedroom home for as little as $35,000. With these prices, the sunny weather and magnificence of Turkey, it is no wonder it is projected to be a hotspot for 2006.

So what does the future hold

I predict that the overseas property market is set to take on a new type of buyer. This buyer is not purchasing a property as a second home or for retirement. This new overseas property buyer will be buying to live abroad. Technology and an increasing amount of companies accepting home working will enable Brits to work overseas whilst holding down a job in the UK. Official figures show that 350,000 people emigrated from the UK in 2004 ? up a third over the course of ten years.

One Life

It is a common misconception that only a large-scale disaster or thousands of protesters will get the immediate attention of government or large corporations. On December 29, 2006, I saw this misconception proven wrong. It was an average day in our busy Emergency Department. We were running at 100 percent back log meaning that there were as many patients waiting in the lobby as we had rooms and chairs in the emergency treatment area.

In the early afternoon a 49 year old man presented with severe chest pain. ?Glen? was sweaty, short of breath and looked very ill. This very pleasant gentleman was a naval veteran sent from the VA Clinic just next door to our hospital--Highlands Regional Medical Center. ?Glen? had experienced this same type of chest pain almost three years prior to this occasion when he had a near catastrophic tear in the aorta (the main artery carrying blood from the heart to the rest of the body). After his aorta was surgically repaired, ?Glen? followed all his doctors? orders and had been perfectly fine?until just before we saw him.

I ordered an emergency CT scan of his chest that appeared to show exactly what he had feared, another tear in his aorta?but this one this one extended the entire length of the aorta from the top of his heart all the way to his legs. A town the size of Sebring, Florida does not have the resources to repair such a severe, life-threatening problem. So, I tried to refer ?Glen? back to the surgeon at Tampa General Hospital who had previously fixed ?Glen?s? problem. However, once I described ?Glen?s? current problem, the surgeon at Tampa General indicated his problem was too complex even for that prestigious facility. He recommended University of Florida?s Shands Hospital in Gainesville. Unfortunately, the answer was the same there and at every other major medical center in Florida?the case was too complex for any facility in Florida.

Usually when another hospital is unable to provide medical care, that is the end of their involvement. That outside hospital simply goes on with their usual day, but today would be different. Each hospital that we called, save one, would remain involved in this patient?s care. They did not provide medical services directly, but they took the initiative to assist in finding an expert who was both capable of performing the needed surgery and had the available resources to perform that surgery on a holiday weekend.

The dedication of effort and resources was not limited to outside hospitals. During the ensuing 12 hours, our own hospital administrator would call on the entire resources of HMA, the nationwide hospital corporation that runs Highlands Regional Medical Center. The vice president of nursing at Highlands Regional Medical Center would draw on all her professional contacts, her religious faith and even her social contacts. The Emergency Room physicians? group with which I work, ED Care Management, also threw its muscle into the task as the Regional Vice President joined the ad hoc phone bank. Within 6 hours there were literally scores of the top physicians and nurses in the country making phone calls attempting to find this one individual, this average guy, the right specialist in the right facility.

Through the work and contribution of these many facilities and healthcare professionals, a surgical expert was found at the University of Alabama in Birmingham, but there was a potential problem--a lack of available bed space. Once again the efforts of many converged to save the one. Those at the University of Alabama Birmingham were so determined that the efforts of scores of their colleagues would not go to waste that they found the bed space. Some of us even joked that they must have built a manger just for ?Glen.?

As is often the case in life, no sooner had one problem been solved than another arose. How would we transport a critically ill individual on a holiday weekend from Sebring, Florida to Birmingham, Alabama? When emergent medical transportation is needed, medical professionals and the general public assume that a helicopter ?is only a phone call away?. Unfortunately, the realities of fuel restrictions, air space restrictions and even licensing restrictions made helicopter (known in the industry as rotary wing) transportation impossible in this case. This meant that the patient would have to fly in a jet air ambulance (also known as a fixed wing).

Every air ambulance service available in Florida was contacted. For safety reasons the Federal Aviation Administration (FAA) limits air medical crews to 12 operational hours in every 24 hours. Owing to the holidays and the cyclical nature of medical illnesses, every civilian air ambulance system had utilized all of their available air medical crew hours. No air crew would be available for at least nine hours to even begin flying to our facility. Unfortunately, Glen could not survive that long. Time was definitely against us.

The air ambulance business is fiercely competitive. Air ambulances are obscenely expensive to operate and their services are not well reimbursed by insurance (if at all). Because of the fierce competition, these companies, while friendly and collegial, seldom work together. Tonight they did. Air crews and air dispatchers from the largest companies communicated in an attempt to ?cobble together? one air crew with enough time to make a one way flight--stop in Sebring, pick up the patient and fly to Birmingham. Then the crew would be stranded in Alabama for an additional 12 hours of mandatory rest.

Simultaneously, the rotary wing service at Tampa General, known as Aeromed, began making phone calls of their own. Since the civilian fixed wing options were exhausted, Aeromed called MacDill Air Force Base and the Coast Guard. With the assistance of MacDill Air Force Base, Aeromed contacted the Coast Guard duty officer and made a plea for a military medical evacuation flight from Sebring to Birmingham.

Their efforts paid off. Within minutes, the duty officer for Coast Guard Station Miami called Highlands Regional Medical Center to obtain medical information about the patient. He then rushed that information up his chain of command and obtained authorization for a flight. Once a flight was authorized and its planning begun, the duty officer contacted us at Highlands Regional Medical Center to assist us in obtaining the required federal authorizations through the Air Force Rescue Command Center.

The duty officer for the Air Force Rescue Command Center was equally eager to help. The Air Force duty officer took the information and presented it to his chain of command. With the Air Force Rescue Command Center authorization in hand, the Air Force duty officer contacted us to assist us in obtaining a State of Florida request for federal intervention. This step is absolutely required to allow federal assets, including the military, to assist in such a medical emergency.

The Florida Department of Emergency Management duty officer took the information and contacted the Governor in the middle of the night. Shortly thereafter, the duty officer called back indicating that Jeb Bush?s order on behalf of one man, ?Glen,? had been issued formally requesting federal assistance. As I was not only the emergency room physician responsible for ?Glen?s? care, but a Federal Medical Officer with the Department of Homeland Security?s National Disaster Medical System Disaster Medical Assistance Team ?FL3, I was asked to serve as the air medical crew for the mission. Within moments the duty officer from Coast Guard Station Miami called to confirm that the Coast Guard had authorization for Coast Guard Rescue Flight 2114. ?Glen?s? wife would serve on this flight as my nurse. ED Care Management shifted physician staffing on the fly to cover for me in my absence. The mission was a go.

When this small group arrived at the airport they were greeted by AMT3 Anthony Vaele, a young naval veteran now serving in the Coast Guard. Despite the fact that Tony had almost 20 hours in the air that day, he greeted the group with a huge smile and a warm handshake. AMT2 Matt Gerber was the engineer/radar officer in the back of the aircraft. He briefed me on both the safety and the operations of the aircraft so that I could provide patient care during our 90 minute flight. Lieutenant Jason Barrett and Lieutenant Bill Bashwinger piloted the aircraft with precision and speed. Consummate professionals, these men were the personification of military precision. The four men had a constant smile being obviously cognizant of the fact that they represented not only the Coast Guard, but also a nation of concerned neighbors working together for Glen. They were also obviously happy to be a part of saving one man?s life.

When the patient?s condition worsened in flight the pilots hastened their pace. The Falcon, which had already seemed to be moving as fast as it could, and faster than any commercial flight, accelerated with a lurch. In what seemed only moments, final approach procedures began.

After landing, Glen and his wife were quickly transferred to a waiting University of Alabama Birmingham ambulance. The EMT and paramedic who had been on duty close to 22 hours met the couple and me with a smile and a warm handshake. Their ?Welcome to Birmingham!? seemed almost planned to provide the brightening of the mood that was needed at this moment. A quick ambulance ride to the University of Alabama Birmingham and Glen was safe in the hands of the surgical team capable of treating his condition. But that is not the end of the story.

As I rode back to the waiting Coast Guard plane, the University of Alabama Birmingham crew queried with great enthusiasm about the flight and the likelihood that this one man could have been taken from a place where he had no chance of survival across hundreds of miles and a state line to a place where his likelihood of survival was maximized. They marveled that not only a hospital, but an entire hospital corporation, would take on such a task. They were amazed that not only would sister hospitals and colleagues make such an effort, but that multiple state and federal agencies and even the governor of Florida would come to the aid of the common man. They seemed to take great comfort in the fact that if it were ever their turn such a thing could happen for them too.

As Coast Guard Flight 2114 headed for home to Coast Guard Station Miami the crew, in an almost celebratory mood, exchanged jokes and congratulations with each other and myself at having been part of the rescue of one man. They admitted that they had never been on a mission like this. These professional pilots and airmen, these protectors of our nation?s security and of one man?s life, now flew homeward with uplifted hearts and uplifted spirits for what they had been part of, for what they had contributed to and for what they had made possible.

The next time that any of us hears someone say that America does not care, that our government does not care, that our elected officials do not care, that big corporations do not care, that doctors, nurses, healthcare professionals do not care--remind them of December 29, 2006 when the resources of an entire nation gathered for a moment in the small city of Sebring, Florida to carry one family on the wings of four Coast Guard angels to save one solitary life.

How to choose booster?


Choosing a booster can't be an easy job. Since there are so many brands and models in the market, it is quite difficult to choose. We provide you some important criteria for choosing the booster that fits to your specific environment.



  • Protection

Choosing the correct pram or travel system for your child is one of the biggest purchases you will make when your new child is born. Prams, Pushchairs and Travel Systems can cost well over a hundred pounds and will be used by you for many years, and if you have more children in the future a good quality pram will last as long as you have children.



One of the first main considerations to think about is your lifestyle, do you like walking a lot? Will you be walking over rough ground? Or do you prefer to use the car more? Will you be travelling on public transport with your child a lot of the time?
There are several options to think about these include Traditional Prams, Two in one, Three in One, Pushchairs, Buggies/Strollers, Three Wheelers, Travel Systems and Double/Triple Buggies and Pushchairs.



Traditional Prams



These are suitable from birth, they are large bodied or smaller soft bodied but do not convert to pushchairs. They tend to be large wheeled chassis with full spring suspension. We know that some senior citizens are able to live into their eighties and nineties with their minds sharp and their bodies still spry. Will we be among the lucky ones? Will our brains stay mentally sharp as we age?

Or will we be among those who fill nursing homes because our minds can no longer function properly?

The good news is that most of us will be able to keep our cognitive faculties as we age unless we develop Alzheimer's disease, heart disease, or diabetes.

As long as the brain itself remains healthy, older people can maintain their ability to think and remember, although it may take them longer to think and remember than it used to.

And in some forms of mental skills, seniors are actually able to outperform much younger people! For example, older people can perform better on tasks that require good judgment.

By studying the health habits of senior citizens who have reached old age with their minds and bodies intact, scientists have discovered some of the factors that seem to be associated with better mental functioning in old age.

There is some evidence that people who have a diet high in antioxidants have lower rates of getting Alzheimer's. Eating at least five servings of fresh fruits and vegetables every day seems to provide a protective factor to the aging brain. Those fruits and vegetables that have strong, bright colors tend to be very high in brain protecting antioxidants.

In animal experiments, blueberries have been found to be particularly strong in protecting brain cells from aging. Whether or not this ability to protect brain cells will extend to humans is not known yet, but why not try adding blueberries to your diet in the meantime?

Researches have discovered that there is a lower rate of Alzheimer's disease among people who eat a lot of cold water fish such as salmon. It's not known for certain whether taking nutritional supplements will help prevent brain degeneration, but there is some evidence that some vitamins, minerals and herbal supplements seem to have a protective effect on the brain. For example, a higher intake of Folic acid is associated with a lower incidence of Alzheimer's disease.

It's also important to learn bout which fats are good and which fats are bad for your heart and your brain.

Most North Americans eat far too much of the bad fats--those that are saturated or hydrogenated, and they do not eat enough of the good fats their brain and body needs, particularly the Omega-3's found in such foods as salmon and flax seed.

Try to include lots of fresh fruits and vegetables in your diet, especially those that are brightly colored such as tomatoes, spinach, and berries. These foods are high in special chemicals called antioxidants, which help protect your brain cells from damage.

A good quality vitamin and mineral supplement may help promote brain health. Based on the results of several long term studies, the following amounts may prove helpful:

500 mg of Vitamin C,
400 IU of Vitamin E,
400 mcg. of Folic acid,
and a well balanced Vitamin B complex taken daily.

Another life factor that is very damaging to brain cells is chronic stress. The chemical changes produced in your body when you are under chronic stress damage every system of the body, including your brain. If your life is currently very stressful, find ways to change your life circumstances where possible, and learn to change the way you react to these situations.

To reduce the impact of stress, practice techniques of mind and body relaxation such as daily meditation and prayer. Burn off some of the negative effects of stress on your body by committing to regular exercise.

Develop a circle of trusted friends and be sure to include some fun in your life.

The basics of looking after your brain involve common sense habits. If you want to keep your brain healthy, make it a priority to eat well, exercise regularly, and get sufficient sleep.

Your brain, as well as the rest of your body will benefit from following these tips. In addition, this strategy will improve your mood and outlook.

Although in life there are no guarantees, by following these common sense guidelines, you can increase your chances of surviving into your senior years with your mind in good shape.

Evaluating Properties Back On The Market

As you house hunt for your dream home, you will often see properties that have come back on to the market. So, are these properties to be avoided or a good deal?

Houses popping on and off the market are a common occurrence. The situation occurs when the home is listed and an offer is accepted. At some point during the escrow period, the buyer and seller come upon an issue that results in the real estate transaction falling apart. At that point, the seller puts the house back on the market.

When considering homes that have come back on the market, a buyer must try to ascertain why the house is back on the market. In many cases, it can be a relatively simple reason such as the buyer thought they had financing, but could not actually get it. Sometimes, the buyer will also just change their mind or determine another property better fits their needs. None of these issues should cause you any concern if you are considering making an offer on the property. There is, however, another reason that should cause you concern.

In many cases, a home will fall out of escrow because the buyer and seller cannot agree upon a solution to a problem related to the property. The problem can be anything from issues with title to the property to defects in the property. This last issue is often the problem. A buyer will perform a home inspection and find there is some expensive problem such as termites, a leaking roof or something else. The buyer then comes back to the seller and demands it be fixed or the seller provides money for the buyer to make the fix. The seller then refuses or will not offer enough funds to pay for a fix. Obviously, this situation should be a warning light for buyers considering homes that have come back on the market.

So, how do you determine the cause of the problem that led to the home being put back on the market? One indicator is the price. Specifically, you need to compare the listing prices from before the failed transaction to the current listing. A reduced price, particularly a significant reduction, is almost always an indication that there is a fundamental problem with the home. Conversely, a similar listing price can be an indicator the problem with the real estate transaction was a buyer issue.

Homes that come back on the market can present dangerous situations or potential opportunities. The important thing is to understand why the original transaction failed.

How to Make 3D Video Game Models

A 3d Model is a three-dimensional object you put into a video game. The most common model is that of the player in the game. But it can also be almost anything else you can imagine. Here is an overview of how you make 3D models for video games.






When you make a video game most of the design is done the same way an architect would design a city or a building. It is all very static. You define the shapes of the objects then you insert textures and colors. But this is just the static world that everything happens inside. The real adventure of a video game comes when the models are inserted into the game. And if you are learning how to make a video game using some of the more common software like Reality Factory you don?t have a whole lot of options for making models. This is where 3D modeling software comes in.


To Make a 3D Model you need some 3D modeling software


There are many different modeling software applications and most of them are very suitable for making models for games. Some of the more popular packages are:



  • Maya ? A high end 3d modeling package, which is used by professionals and often, used to make movies. It also has a scaled down version which is more affordable

  • 3Ds Max ? Another high end modeling package that is very popular within the game making industry

  • Lightwave ? This is a professional package at a reasonable cost. If you are serious about 3d modeling this is a good option

  • Blender ? This is a free open source software package that has some amazing abilities. If you have no budget this is the way to go.

  • Milkshape 3D ? Very inexpensive and easy to use 3d modeling package. They have a nice 30-day free trial period which gives you then chance to learn and test before you buy.

How is a 3D model made?


There are a few different paths to making a model for a video game. Here is a generic overview of the process steps.



  • You design a skeleton of your model. Think of this as the bones and joints underneath. You won?t see any of this when you play the game but these bones and joints are very necessary because they tell the game how the model moves. Exactly the same way your bones and joints define how you move.

  • You design a colorless and texture-less skin around the bones and joints. This is how your model will look in shape.

  • You color in the skin to get the exact look of the model. This is the details of the model. You make the final look here by putting in eyes, clothes, or anything else.

  • You define how your model will behave. You tell the model what joints will move in what directions. This is a big time saver with modeling software because you just tell it the beginning and ending locations and the software draws in all the middle steps.

  • You export the model into a format that video game design software understands. 3D modeling software has this export tool built in and most programs will export to a wide variety of formats for lots of game development software.

  • Making 3D video game models is not a really hard process and in no time you can make some nice models for your games. But, modeling is a profession that some people devote full time efforts to. If you want to get really good at modeling you are going to have to put in many hours of practice and you are going to have to develop your talents as an artist.

    Baby Car Seats

    Although parents take so much trouble to choose a high quality baby car seat to carry their precious bundle of joy in the car, one of the saddest aspects of child safety on the roads is that in most cases they do not fit the seat correctly. According to a study by the National Highway Traffic Safety Administration (NHTSA) almost 80% of child safety seats are badly fitted or misused.

    The most common errors are harness straps that were loose and safety belt attachments that are incorrectly fastened. These mistakes are defined by the NHTSA as 'critical' because there is a possibility of serious injury in the event of an accident. So most baby safety seats are not nearly as safe as parents think, and many babies are at risk.

    How then can you be sure that your baby will be safe in the car?

    First, make sure that you are using the right type of seat for your baby's age and weight, and that it is facing the right way. Some multi-purpose seats can be fitted to face either forward or backward and the fitting will change as your child grows. Babies under one year old and under 20 lb in weight should have rear-facing seats. But note that all child safety seats, whether forward or backward facing, should be fitted on the back seat of the car.

    It is also possible to buy infant seats for young babies. These are designed to be rear-facing only, so you will need a new seat when your child gets bigger. However, they will be a better fit for your newborn baby and they are easier to store and carry, being smaller. You can carry your sleeping baby around in his or her safety seat.

    If you prefer, you can buy a convertible seat that can be adapted to fit babies and toddlers. Convertible seats are larger and heavier and you are more likely to leave them in the car all of the time. They must be fitted in the rear facing position for young babies and then when the child turns one or weighs over 20 lb, the seat can be turned around to face the front. A convertible seat will usually hold children up to 40 lb.

    But whatever type of seat you select, the most important point is to fit it correctly. You must read both the instructions that come with the car seat and the owner's manual for your car. First, make sure that you have the seat firmly and correctly buckled into the car. Then make sure you know how to fit and secure the harness straps that hold your baby inside the seat.

    Don't guess - have your baby's seat checked by a qualified technician if you are not 100% sure that you have it correct. US visitors can go to http://www.seatcheck.org to find a child safety seat inspection center near you.

    If you are considering buying a used seat or accepting one as a gift, consider the age and condition of the seat. Seats that have been used by several children in a family, or seats that have been in an accident, may be worn or broken and not safe for a baby any more. The label should tell you the date of manufacture and you should not use a seat that is more than five years old. Make sure that you have the manufacturer's instructions and that all the parts are included. If the instructions have been lost, you may be able to find a copy online, but make sure you have the right manual for your exact safety seat. If not, do not use the seat, even if it was a gift. It is not worth taking the chance.

    Above all remember that in an accident, your child's life depends on the baby car seat.

    Juvenile Diabetics Get Help from a Fish

    Sometimes simple solutions rule. Isn?t it great when that happens? Well, recent research shows that a simple solution can help prevent juvenile diabetes for millions of children all around the world ? and simple salmon is the solution!

    Research from a nationwide study at the Norwegian Institute of Health revealed that when parents give their children cod liver oil (don?t worry, I?ll get to the salmon), during their first year of life, the risk of juvenile diabetes goes down by more than 25%. That?s significant. And the discovery was so important it was published in the highly respected, peer-reviewed American Journal of Clinical Nutrition.

    Scientists believe the reason for these results is the inflammation reducing capabilities of omega 3 fatty acids in certain fish with high EPA (eicosapentaenoic acid) and DHA (docosahexaenoic acid). Those names are a mouthful, but they work wonders. And salmon is the highest source of EPA and DHA. (See, I told you I?d get to the salmon!)

    There are two kinds of diabetes ? type 1 and type 2. In both diseases, the body is unable to make insulin properly or use and store glucose. This causes blood sugar problems. Type 2 diabetes is traditionally adult onset. But, because of poor lifestyle health habits, more and more children are developing Type 2 diabetes.

    Juvenile onset diabetes (type 1) usually begins in childhood or adolescence. And then the production of insulin shuts down entirely requiring daily insulin injections. Over time, there are often complications for insulin-depend diabetics. Within 15 years of the onset, over 80% end up with major eye damage. Some have kidney failure and need kidney dialysis to survive. And 35% of juvenile diabetics die from heart attacks before their mid-fifties.

    Isn?t it great that omega 3 fish are swimming to the rescue? But, it?s not the first time. Over the past two decades, research has proven that EPA and DHA have many incredible health benefits, including positive results for people with type 2 diabetes. Now this new study shows omega 3 fish oil can also help prevent type 1 juvenile onset diabetes. Kind of makes you want to kiss a fish. (Or maybe not!)

    EPA and DHA are found in cold water fish like cod and salmon. And salmon, from unpolluted Arctic Ocean waters, is the purest, most potent source. Since a common cause of type 1 diabetes is autoimmune disease, scientists believe the extraordinary natural, anti-inflammatory, immune building properties of omega 3 fish are what helps to prevent juvenile diabetes.

    Realtors Never Die

    If anyone thought that the present sluggishness in many housing markets in North America was going to hurt Realtors the most is better off to think again. It seems that the slowdown in both the new construction and the resale markets and the consequential drop in pricing levels is having reverberations none other than in ... Europe. This is so because we have reached such a high level of economic integration, that it can be safely stated that when we screw up in North America our European friends end up footing the bill.

    Globalization is the term commonly used to refer to the growing economic interdependence of countries worldwide through increasing volume and variety of cross-border transactions in goods and services, free international capital flows, and more rapid and widespread diffusion of technology. Clearly the economic interdependence between the United States and Canada on one side, and many members of the Eurozone - especially those belonging originally to the former Western Europe - on the other side has never been more remarked than now. Not only there is a vigorous flow of capitals going both ways, but also the trade of goods is at its apex. And this appears to be the problem.

    The European Union has released economic data as to the end of the second quarter, showing a GDP growth of 3.7 percent annualized, its fastest in six years. So fast, in fact, that for the first time ever the Zone has outrun America, Britain and Japan. The engine that has spurred such record-breaking growth, however, was the ever-increasing consumerism mostly on the part of Americans. In essence, Europe has cashed in on the spending power of Americans, which has increased hand-in-hand with the credit that lenders in North America have extended to consumers, secured by their over-valued and over-appreciated real estate equity.

    Consumers in North America have had more financial flexibility these past few years than ever before, and for good or bad they have taken full advantage of it. This flexibility has allowed them to choose to carry debt when in the past they may not have had this option. Additionally, it is certainly true that low interest rates have encouraged more borrowing, which in turn has spurred more spending. All the Porsches, BMWs, Volvos and Mercedes that we see on the streets are proof of it.

    Now, however, the tide is changing and the American economic powerhouse is slowing down. This fact alone is causing a series of short-term changes that will make life harder for the Euro economies. North-American consumers seem to be more and more reluctant to snap up German cars, French perfumes and Italian vino. The United States, with an annualized GDP growth of 2.5 percent as at June 30 lead the way, and there is a high degree of scepticism among analysts that European consumers alone will be able to fill the 1.2 percent GDP gap so as to keep the Euro GDP high and steady.

    Furthermore all this comes at a time when some Euro area countries, most notably Germany and Italy, are due to tighten their budgets. Their public finances need repairing, and they need to act fast. In Germany, the government wants to raise the value-added tax by three percentage points next January. Italy's newly elected government, based on a very frail one percent majority of a coalition of center and leftist parties, is not openly talking about any such drastic moves but, nonetheless, has initiated already a series of public spending cuts which are sure to make the Fall labour market exceeding Italy's sweltering mid-August heat by a few degrees. It would appear that the new economic theory of former Prime Minister Silvio Berlusconi of lowering taxes and raising pensions was more palatable to Italians than Romano Prodi's neoclassical approach of everybody out. Some unions are calling already for a psychiatric evaluation of the new Prime Minister.

    Finally, the European Central Bank (ECB) has begun raising interest rates last December and is expected to keep doing so at least until the end of this year. One may wonder why is the ECB poised to increase interest rates at a time when exports are slowing down. The reason lies not with demand but with supply, as unsold inventories are beginning to accumulate, mostly for political reasons. In fact no one dares to lay off workers now, after the civic commotion caused by the recent French rioting.

    It turns out, therefore, that real estate agents in North America are not the casualties of the markets taking a breather, at least not the only ones - Europeans stand to lose a lot more.

    Shops of New York Manhattan


    For tourists, it is always a great fun to read in a booklet that the city they are going to is he best shopping venue, as any city will call itself the best one. However, you may be sure that Manhattan, New York is like a shopping paradise.
    Most of the Manhattan grocery stores are quite typical with standard choice of goods. But, if you live at yappi district there are two places worth visiting: Zabar's and Fairway. The first one is famous all over the world for its rare products such as all sorts of caviar, nightingale tongues and so on. The second looks like a rebuilt hangar with its glass walls. Anything can be found here: hundreds nut sorts, dozens of sausages kinds, cheese, salads, pre-prepared food, Syrian pitas, fruits, vegetables, Italian ham and what not. If you plan to buy products for a week here, mind that they will be eaten in three days.
    Manhattan boasts all kinds of food stores. For instance, lets have a look at the Macy's food boutique. The variety of products is overwhelming - home food from Italian villages packed in designer package, bottles of high-quality olive oil as small as perfume bottles, and expensive as well..
    Deli or delicatessens are the mixture of restaurants and shops. The centre of the room is full of all kinds of sauces, shrimps, crabs and what not - all for one price. But it is better to buy food at highly visited delis, where food is not spoilt.
    Vitamin Shops might be of special surprise to you. There is a wide choice of vitamins - note that Americans take them daily. There are vitamins for pregnant women in their middle thirties, for schoolchildren that do not study well, for those who win Olympic games... The choice is amazing.
    If you have a sense of humour, jokes shops is something that you will be keen on. There are no banal things here - only the most curious ones.
    But the best shops are, of course, Clothing and shoe stores. The most popular ones are huge DAFFY'S, TJ MAXX'S, SYM'S and Century 21 shops with their excellent choice of clothes for reasonable prices. For instance, you will find a lot of high-quality clothes made by unknown Italian brands here. Also, there are famous designer clothes that were produced in different years - the assortment is changing constantly so you will definitely be satisfied. If you do not like the thing you have already bought, you may return it back for a 8, 25 % tax.
    Boutiques are also represented here with their latest collections, great variety, but sky-high prices as well. Those who are determined to come in will be welcomed by model boys dressed in expensive costumes.
    Clothes that is most convenient and pleasant to wear is found at the casuals shops, like Gap, Old Navy, Banana Republic и Eddie Bauer. Gaps can be found all over the place and offer high quality goods that does not look cheap. Old Navy - the giant's junior line with more than 200 huge shops all around the USA; Banana Republic offers more expensive and exquisite clothes with black colours dominating in polished shoes, shirts and costumes.
    Eddie Bauer assortment is almost the same as in gap. Clothes can be ordered by catalogue and the choice is really good.
    Gant is on top of this list. Things are rather expensive here, but its really worth it.
    All in all, to choose your most favourite shopping place, you have to come to New York first and see it all for yourself!

    Do You Have a Burning Desire To Get Wealthy?

    Real Estate Investing Success Series: Part I ? Burning Desire

    Real Estate seminars and home-study courses have made many millionaires. However, the huge majority of seminar attendees and buyers of those courses never buy a single house? Why is that?

    What?s the difference between people who go to seminars or buy information and immediately implement and change their life, and the people who let the stuff grow cobwebs on top of the refrigerator?

    Is it the desire to change their life and circumstances for the better? No, I don?t think so. Everyone has the desire to make more money, have nicer things, and lots of toys. They would not have invested anything if that was missing.

    What it is, what the BIG difference is between desire, and a burning desire. A desire is a casual thought that you would like to achieve something, kind of a vague vision of a nice outcome, with no real time table or definite plan to make it happen. A burning desire is a consuming desire that takes up much of your time awake and even invades your dreams. It has a definite plan of action and timetable, and you rarely allow anything to interfere with your fierce pursuit of the goal.

    A person with desire will listen to negative talk from ?friends? and well meaning family members who try to discourage them from achieving their dream. If you find yourself saying, ?Maybe they are right?, then that?s not a burning desire. A person with a burning desire knows they are right and lets all negative thoughts roll off like water off a ducks back. Napoleon Hill calls this working yourself into a ?white heat? to achieve your goals. If you can develop this ?white heat?, then you will succeed. And as someone who has climbed that mountain, I have something incredible to tell you:

    When you arrive at the destination you dreamed about, you will find that there is no one guarding the door! This place always existed, and the key that opened the door was the burning desire to get in. I don?t mean to over simplify this. Of course there will be detours along the road, or obstacles to overcome, disappointments to suffer. This happens to everyone.

    Here?s an exercise you can do. Write down your goals, and then go back to them a day later and rate your desire to achieve them. No one is looking; you can be brutally honest here. Rate each goal on a scale of 1 ? 10 as to your desire to make it happen. If you have anything scored less than a 10, cross it off your list. Disregard it, and focus only on those that you scored a 10 (or higher!). These are your REAL goals.

    You also need a well thought out plan, and the skills that are necessary to make your dreams a reality. The good part is that all of that stuff is already available in books, courses, and seminars. But if you asked me to bet on the success of someone who has all the right tools and average desire, or the guy with nothing but a burning desire, I?ll always put my money on the second guy. Every time. Why? Because I was the guy with nothing.
